			<content:encoded><![CDATA[<p>Whether you&#8217;re an investor looking for a rental , or a first time buyer looking for a great starter home, there are several costs &#8211; in addition to the purchase price &#8211; that you must include in your calculations when you&#8217;re buying a foreclosure. Extra fees such as unpaid utilities and re-winterization may surprise you with an unwanted financial nightmare towards the end of your transaction if you&#8217;re not prepared.</p>
<p>A few of these costs may seem too small to worry about, but together they can add up. Some of these costs do not apply in every situation, but it&#8217;s better to know about them going in than it is to get be caught off guard at the end of a transaction.</p>
<p>For most people buying a home is a major milestone. It doesn&#8217;t matter if its your first, second, or third home; there are a great number of important details that will need to be considered during process. The last thing anybody wants is a bunch of unexpected financial obligations popping up right before they take possession of their new home.</p>
<p>In my neighborhood, foreclosures are the best deals to be had; often $10-20,000 below similar non-foreclosed homes. But along with the savings come some extra costs. Read through the following check-list to make sure you&#8217;re prepared for these 5 common curve-balls that foreclosures can throw your way.</p>
<p>1.	De-winterization and Re-winterization. Winterization is a plumbing strategy that foreclosure sellers employ to keep pipes from freezing and cracking during the winter months. Most foreclosed properties will be winterized, and they will want to keep it this way all the way up until closing. This means that they will want you to have the home de-winterized and re-winterized immediately following your home inspection. For some foreclosure sellers, this will be at your expense. And be warned, they don&#8217;t always disclose this to you before you agree to buy the home! The cost for this in my area is usually between $150 and $300.</p>
<p>2.	Un-permitted and un-inspected home improvements. When you buy a foreclosure, the sellers will usually insist you sign an addendum that says the sellers have no idea about the condition of the property or whether or not any work has been done or if its been done with permits. In some areas when un-permitted or un-inspected work has been done, the the city may require you have the work re-done to code, and then inspected before you can move in. Most foreclosure are sold as-is, so the cost of these repairs would be yours. So be sure to keep an eye out for this during your inspection. You&#8217;ll also want to be sure that somewhere in you contract it states that you&#8217;ll be allowed to terminate the agreement if the sellers don&#8217;t agree to fix any uncovered issues.</p>
<p>3.	Unpaid Utilities. Not all utility companies will pursue the previous owners for past debts. They will instead get tied to the property. Many foreclosure sellers will not pay for back-owed utilities. This means that the previous owners water bill will become your water bill if you&#8217;re not careful. The only way to be certain this isn&#8217;t going to happen to you is to call the utility companies. Just tell them you plan on buying the property, and you would like to know if you will be inheriting any old debt. You should aim to do this within your inspection period while you still have a way out of the agreement.</p>
<p>4.	Mailbox Keys and Garage Door Openers. In most cases foreclosure sellers won&#8217;t have these. Though not terribly expensive, this is more of a nuisance that catches a lot of home buyers off guard. Universal garage door openers can be purchased for around $10, and a new locking mail box should be under $100. If you&#8217;re buying a condo or a home in a neighborhood that features a locked Cluster Box unit, you should be able to a key through the property manager or president of the Home Owners Association.</p>
<p>5.	The Re-Key. Your new house keys will pass through many hands long before your home is even listed for sale. Its for that reason that you should always change the locks when you buy a new home. Re-keying makes the list because for some foreclosures its a requirement. They&#8217;ll Re-Key the home whether you want then to or not, and then bill you for it at closing. The average cost for this is between $250 and $300 in most areas.</p>
<p>Buying a foreclosure will likely save you tens of thousands of dollars, but they&#8217;ll also come with some extra costs unique to foreclosures. Though these extra costs will catch an unprepared buyer off guard, but you&#8217;ll be prepared. It still may be wise to acquire the help of a professional with foreclosure experience. Most Realtors won&#8217;t charge you to represent you as a buyer. There are a lot of different foreclosure sellers out there still, and while this list will help you prepare for some of the more common surprises, it doesn&#8217;t cover everything. Invest in your own knowledge and <a href="http://freedomofpersonalpower.com/blog/2009/09/29/change-your-thoughts/">personal development</a> and take those skills you develop to the next level by building a business of your own.</p>
<p>So many people just sack away their money away into a low yielding savings account or into their 401K in hopes that the market won&#8217;t tank or that inflation doesn&#8217;t devalue their currency so much that their savings isn&#8217;t worth anything anyways.</p>
<p>So how can you make your money and other peoples money work for you too? My advice would be to find a leader in a line of business that interests you (for me this field is personal development) and do anything you can to work closely with them and duplicate their success.</p>
<p>I have found my home and my niche in the Personal Development field in a direct sales/network marketing company. I am now able to work from home, part-time, and make a fabulous income that will continue to grow and pay me a residual income for the long haul.</p>
<p>Why have I chosen this field? Let me list a few reasons that I have chosen this business model.</p>
<p>1.) The products, business plan, and bugs are worked out for me.</p>
<p>2.) Compared to a franchise or brick and mortar business that you see conventionally this is extremely inexpensive to get started in.</p>
<p>3.) I can work my business from my home, vacation, car, and pretty much wherever I can use my laptop and cell phone.</p>
<p>4.) The leadership and training that I receive from others who have a vested interest in my success is amazing.</p>
<p>5.) The upfront profits are out of this world and the residuals speak for themselves. Money that will keep on coming from personal efforts long past! Better that collecting low yield interest on my money in some savings account. </p>
<p>It all comes down to this one question? Do you have trust in yourself? I know for myself that I will gamble on myself all day long over anything else. Are you confident that you can achieve success in your life above what you already have?</p>
<p>Are you ready to invest in yourself and reap the rewards of your efforts? If you have a desire to get more out of life and make your money work for you then take a calculated risk and invest in your own home based business.</p>
